We talk through the building, the site, access and your programme.
We walk the site, check the neighbouring buildings and services, and quote in writing.
An asbestos survey comes first. The Section 80 notice goes to the council, which has up to 6 weeks to reply. Gas and electricity are cut off before work starts. The guide explains each rule: Before you demolish.
Written before work begins, as CDM 2015 regulation 20 requires, and shared with you.
Top-down demolition with a 360 excavator, water to keep the dust down, and a banksman on the ground.
Rubble crushed on site or taken away, the ground left level, and waste transfer notes kept for 2 years.
BWA has had the pleasure in working with Hodge Demolition on several demolition and soft strip out projects since 2016. We were greatly impressed with their communication skills, workmanship, and commitment to maintaining a safe working environment for all.
We contacted HDL to quote and then assist us with our first development. Not only were HDL easy to deal with, but they also highlighted and prevented problems we had not foreseen during the first phase of the project.
The guide explains the rules on council notices, asbestos surveys and waste.
Read the guideUsually, yes. Before most demolitions the council's building control team must get a notice under Section 80 of the Building Act 1984. Work can start when the council replies, or after 6 weeks. Small buildings of 1,750 cubic feet (about 50 cubic metres) or less are exempt, and so is internal work in a building that stays in use. Planning permission does not replace the notice.

Yes. The law requires asbestos to be checked before any demolition, and removed before the main works begin. For most buildings that means a refurbishment and demolition survey, which opens up walls, floors and ceilings to find asbestos hidden in the structure. It applies to houses as well as commercial buildings.
Only a carrier with an upper tier Environment Agency registration may take away demolition waste for you. Check the carrier on the public register before the first load leaves. We are registered as an upper tier waste carrier, broker and dealer (registration CBDU447191). Concrete and brick can be crushed on site. Each load leaves with a waste transfer note, and the law requires those notes to be kept for 2 years, or 3 years for hazardous waste such as asbestos.
